ABOUT THIS SERVICE

Where builder-grade shows the most

Trim is the cheapest thing to cut when a neighborhood goes up, so it usually is. Thin base, no crown, flat walls, and a dining room that is a rectangle with a light in the middle of it. The rooms are a good size. They just have nothing in them to look at.

Adding trim is the least disruptive change you can make to a room. No walls move, no permits, no plumbing. We are in and out in days rather than weeks, and the room stops matching every other house on the street.

What decides whether it works is whether the new trim looks like it came with the house. That comes down to picking a profile that suits the age and the ceiling height, and to the caulking and filling at the end, which is most of the difference between trim that reads as custom and trim that reads as added on.

WHAT'S INCLUDED

Scope of Work

Crown molding

Sized to the ceiling height rather than to whatever the store stocks. Nine foot ceilings take a taller profile than eight, and getting that wrong is the usual tell.

Wainscoting and paneling

Raised panel, flat panel, and beadboard. Common in dining rooms, stairwells, and the hallway that takes the most abuse.

Board-and-batten

Vertical battens over a painted wall with a cap rail. Simple, holds up, and works in entries, mudrooms, and bedrooms.

Picture frame molding

Applied boxes below a chair rail or across a full wall. The lowest-cost way to give a formal room some depth.

Coffered ceilings

A grid of beams and trim across the ceiling. The largest of these jobs and the one that changes a room most. The layout has to be worked out before anything is cut.

Base, casing, and door trim

Replacing thin builder base and casing throughout, or matching new work into what is already there when only part of the house is changing.

OUR PROCESS

How the job runs

  1. We walk the room

Ceiling height, existing profiles, wall condition, and where the light falls. Walls in these houses are rarely flat, and that changes how a panel layout has to be set out.

  2. Layout and profile

We work the spacing out on the actual wall, not on a rendering. Panels that are mathematically even often look wrong once a door or a vent is in the way, so the layout gets adjusted to the room.

  3. Written estimate

Material, labor, and finish in one number, with the scope written out.

  4. Install

Most single rooms run two to five days. A coffered ceiling runs longer. We contain the dust and keep the room usable where we can.

  5. Caulk, fill, paint

This is the part that decides whether it looks built in. Every joint filled and sanded, every seam caulked, then painted. Leo checks it before we call it done.

COMMON QUESTIONS

Trim and Molding FAQs

  1. How much does crown molding cost per room?

It depends on the linear footage, the profile height, the ceiling height, and how many inside and outside corners the room has. A square bedroom is straightforward. A room with a tray ceiling, angled corners, or a bump-out takes far longer for the same amount of material. We measure the actual room and give you one written number rather than a per-foot rate that ignores the corners.

  2. Can you match the trim already in my house?

Yes, and it is normal work. If the existing profile is still sold we use it. If it is not, we either get as close as the current profiles allow or build the profile up from two or three pieces so it reads the same from standing height. Matching an existing paint or stain is a separate step and we sample it first.

  3. Is a coffered ceiling worth it?

In the right room. It works where the ceiling is nine feet or higher and the room is big enough to carry the grid, usually a dining room, study, or main living area. In an eight foot room it makes the ceiling feel lower. We will tell you if the room is not right for it rather than build it anyway.

  4. How long does an accent wall take?

Board-and-batten or picture frame molding on a single wall is usually two to three days including the finish work. Full wainscoting in a dining room or up a stairwell runs longer. The carpentry goes faster than people expect, and the filling, caulking, and painting take about as long again.

  5. Do I need to move out of the room?

No, but clear the walls and move what you can away from them. We mask and contain the area, and there is sanding dust with any trim job no matter how carefully it is handled. Most people keep using the rest of the house normally.
